• Fireplace: all except The Gardener's House, The Maid's House, Warrenhill Apartment, Edinburgh Flat and Feshiebruach. West Lodge has two fireplaces.
• Dishwasher: all except Butlers, East Twin, Dovecot, Eagle Lodge, Coachmans, East Gate, Edinburgh Flat.
• Freezer: all except Butlers, East Twin, Dovecot, Eagle Lodge, Coachmans, East Gate.

  Rentals include: Rentals include: Electricity, gas where fitted, linen, towels, blankets or duvets, starter pack of coal and logs, telephone (calls extra), washing machine, tumble drier, coffee maker, microwave, tv, basic SKY package (where fitted), private leisure facilities, VAT (tax) 17.50%, gratuities.

  No charge for 1 good dog (own beds) - £10 per extra dog up to total 4 dogs, cot (own bedding), high chairs.

  Extras available (rates upon enquiry): Video tapes, grocery order, restaurant meals, outdoor spa.

  Further supplies of coal £6 per bag, logs £2.50 per bag, household consumables (price on request).

  Extra charges apply for telephone usage, additional SKY packages and films (where fitted), breakages and additional cleaning.

  These are self-catering cottages and should be left clean and tidy. A cleaning charge will be levied if necessary £10 partial clean. £20 full clean

  Price reductions: these reductions apply only to stays of one week or more.

  Repeat visit	Deduct £40

  Short breaks are normally only available during off peak periods (i.e. excluding school holidays).

  Minimum price for any one night £35: minimum weekly charge in any cottage £160 (except multiple weeks).

  Notes:

  There is no telephone in Warrenhill Flat and the laundry facilities are shared. The laundry facilities for Westgate Beeches and West Lodge are shared. The bedrooms in Coachmans are adjoining. It is necessary to access the double bedroom through the 3 bedded room. Feshiebruach, Gardener's House, Laundry Cottage, Pond Cottage, South Lodge and Edinburgh Flat are No Smoking accommodation. Regret No Dogs at Feshiebruach or Edinburgh Flat.

  

  Normal letting period runs from Saturday to Saturday, but can be flexible. Arrival generally expected around 4pm and departure requested by 10am. on final day of stay. Office hours 9am to 5pm Monday to Saturday.

  Deposit £60 per week required to secure a booking. Balance payable 4 weeks prior to arrival. If booking less than 4 weeks in advance, full payment is required immediately. Cheques payable to ‘CARMICHAEL ESTATE’, credit card payments accepted by telephone or via this form. We recommend cancellation insurance (available at extra cost on request). All payments are non-refundable unless alternative bookings obtained. All cancellations for genuine reasons recompensed by new holiday dates subject to availability (assumes uninsured).
